The development, which spans across the western rim of Las Vegas, fronts the I-215 between Sahara Drive and Charleston Boulevard and is approximately nine miles west of the Las Vegas Strip. The project is planned as an open air lifestyle center with 1.5 million SF of retail, restaurant, entertainment, hotel and office. It is located on a 106 acre parcel which is all a part of a 1,300 acre mixed-use town center for the Summerlin master planned community . Summerlin consists of 22,500 acres and now compromises 100,000 residents, hundreds of neighborhoods, dozens of villages – all connected by a 150 mile trail system and nearly 150 parks. The remaining 6,901 acres is undeveloped residential land and the population in Summerlin is expected to reach the capacity of 200,000.
Summerlin is adjacent to Red Rock Canyon National Conservation Area with 195,819 acres and is visited by more than one million people each year. It is a world renowned hiking and rock climbing destination. With 26 public and private schools, four institutions of higher learning, nine golf courses, major health and medical centers, business parks, shopping centers and cultural facilities, Summerlin is a multi-generational and fully integrated community. Since its inception in the early 1990’s, Summerlin has consistently ranked in the Robert Charles Lesser annual poll of “Top Ten Master Planned Communities in the Nation.”

Cottonwood Mall is well-situated to benefit from both the residents and the most affluent section of Salt Lake City as well as the seasonal visitors to Park City. Located approximately 7.5 miles from downtown Salt Lake City, Cottonwood Mall is a unique in-fill development opportunity. In 2008, after significant master planning efforts, work began on the redevelopment of this 54-acre site, but the project was delayed due to changing economic conditions. The original mall was completely demolished with the exception of Macy’s, which continues to operate as a stand-alone store on the site.
Currently, The Howard Hughes Corporation is developing plans for the future of Cottonwood Mall to best position it for the unique opportunities presented by evolving market conditions.
- The project is planned as a mixed-use town against the backdrop of Mount Olympus and the Wasatch mountain range.
- The 54-acre site is entitled for 575,000 square feet of retail, 195,000 square feet of office and 614 residential units.
- Cottonwood will serve Salt Lake City’s most affluent neighborhoods.
- Cottonwood is centrally located in the Salt Lake Valley and is within 30 minutes of seven world-class ski resorts – Park City, Deer Valley, Canyon’s, Brighton, Solitude, Snowbird and Alta.
